I was not impressed. This book is full of fluff and short on specifics. It’s an infomercial for buying more of his training and courses. Waste of reading time.
This is a good book written for the new investor and experienced as well. The author is clark an concise and matter of fact with his observations and fact finding process. I am investing in multifamilyrealestate.com and gave started a syndication for my network to team up with me in buying apartment buildings with our multifamilysyndications.com and this is just one of the 100 books in my multifamily library!
I decided to rate this book a five star because it actually gets into the weeds of apartment investing. It doesn't promise no money down millions are going to fall in your lap. It just explains what is needed and why. Read it and learn something.
Commercial real estate is a 400 pound gorilla. It is very eye opening to find out that you probably already had enough money to get a multi-family unit at some point in your life. Chances are you will have the money again. This book is a great starting point but not the final destination.Essentially what you are dealing with are $10-$20 introduction books (by various gurus) which steer you to $500 courses. In the courses you get redirected to $6000-$10,000 mentorships.I definitely got value out of the book and I plan on getting emerging real estate markets but the level of specificity some of us are looking for would only be in the courses.
I kind of expected this book to just tell me things I already knew. Instead it breaks into detail different things such as dealing with contractors and agreements, insurance claims, negotiating, etc. I will turn to this book in the future when I have problems with my own properties.
This is one of very few books I actually read start to finish. I have been around real estate for most of my adult life and made plenty of mistakes myself. From my experience and acquired knowledge, David’s system is what you need to go to the next level.
This is my favorite book on multi family. David gives you the blueprint he used to build his 140 million real estate empire. He covers everything from how he finds and funds deals to how to find the best property managment companies to take care of your investments. I enjoyed this book and so will you to learn everything david has to teach pick up this book and also read his other book emerging real estate markets.
Read the book in a couple nights. Good information and lessons learned for folks just getting started. It was in-depth but basis at the same time. Highly recommended.

How much can the Great Lakes take? Dan Egan chronicles the successive invasions by lampreys, alewives, and zebra and quagga mussels. (Interesting fact: under some conditions, these mussels can filter "all of Lake Michigan in less than two weeks, sucking up the life that is the base of the food web and making its waters some of the clearest freshwater in the world.") He explains why salmon were introduced in lieu of an emphasis on restoring native lake trout. He documents the spread of invasive species (into and out of Lake Michigan) through the flow-reversed Chicago Sanitary and Ship Canal. He follows the northward approach of bighead, silver, and black carp. He persuasively argues for ballast-loaded overseas ships transferring their cargo to local ships or railroad lines instead of squeezing though the St. Lawrence Seaway. Egan demonstrates the urgent need for the United States and Canadian governments to actively protect an eco-system holding 20% of the world's non-frozen surface fresh water. Most importantly, after all the bad news, Egan concludes with proposals and discoveries that provide hope for our Great Lakes. Fascinating reading; highly recommended.
Dan Egan's book is fascinating from start to finish. I learned a myriad of new facts about the Great Lakes' geological and inherent histories, as well as about accounts of invasive species introduced through the miscalculations of people and governments. Egan's compelling talent for telling stories with engaging details and intriguing characters makes this book an enjoyable educational experience.
Maybe not of interest to everyone, but if you have history with, and love for the Great Lakes this is a great read. I turned the pages like it was a murder mystery and I could hardly wait to find out the next clue about what would live and what would die beneath the waves. Full of fascinating science and interesting trivia and history. I am going to read it again to help me remember what I learned.
This is an excellent telling of the ecology of the Great Lakes. It emphasizes the role that invasive species have played in the decline of the Great Lakes during the 20th Century. The book can be trying to read if you love the Great Lakes and grew up near them as I did; almost everything humans have done in and to the Great Lakes watershed have caused problems. But it helps to have a concise discussion and history of those problems and Egan's book does this admirably. The book is very well written. The narrative flows quickly and Egan does a great job of keeping your interest piqued. Egan makes clear that in a natural system as complex as the Great Lakes, humans really have little clue what we are doing. Nor do we have the insight to understand what our actions will cause decades hence. I've feared for some time that as a planet and species, we're screwed. Sadly Egan's book did little to allay that fear. Highly recommended.
The first 2/3s of this book focuses on invasive species and the people who are contesting those biological incursions. There is a bit of history tying it all together, and a lot of fantastic research illuminating the issues, but a fair chunk of the story focuses on the impact and consequences as felt by the fishing industry, vacationers, the shipping industry, and municipal water managers. I greatly appreciated the occasional geological, ecological, and hydrological perspectives of the various scientists interviewed by the author, as well as the motivations and decisions of policy makers and how their endeavors affected the region.The last third of the book looks to the future and addresses the concern of resource extraction, exploitation, and degradation. I would have loved to seen more of this topic, but the author finished on a positive note with restoration and rehabilitation being the rallying cry of anyone hoping to pass this regional treasure onto future generations (for better or for worse).This should be purchased and passed around the Great Lakes communities so that the 40-50 million locals can appreciate what they have before it is lost. Politicians only care about their reputation while in office, and profiteering capitalists only see this land as an opportunity for personal gain. Authors like Dan Egan provide us with the knowledge necessary to protect and defend these fragile and finite resources. This is an important work of journalism and deserves the respect and appreciation of anyone and everyone living in the Great Lakes Watershed.Thanks Dan.
I've had the advantage of hearing Dan Egan from a front row table promote his book, and he was very good. But, his writing is 10X better than his speaking skills. He takes complicated issues and breaks them down for the average Joe. I recommended this book to my book club, which is currently reading it. All of the feedback is fantastic positive. He places these issues in both a national and international context. It's not just another regional issue. About the only significant threat which he misses is the 65-year-old oil pipeline which runs under the Mackinaw Straits. But, that may have come to the forefront after his book went to print. He makes a cogent argument that the Great Lakes are left open to the import of more invasive species in small ship ballast tanks, which are the only ones which can still get through the St. Lawrence Seaway, and these ships bring less than 2% of foreign cargo into the United States. Bottom Line: That cargo could just as easily be off-loaded to trains and trucks at our seaports at very little extra cost. I would like to see a more quantitative economic analysis of this argument. But, Egan is a newspaper reporter, not an economist.

About the Author
Larry McCabe's credentials include an education degree from the University of Arizona, more than thirty years of music teaching experience, over eighty published music books, columns for Living Blues Magazine and Fingerstyle Guitar Magazine, and authorship of the Roy Clark Fiddle Magic Method and the Roy Clark Bluegrass Banjo Bible. He plays electric and acoustic blues guitar, clawhammer and three-finger banjo, fiddle, and other string instruments. During his career, he has taught blues guitar lessons, banjo lessons, fiddle lessons, song writing, music theory, music history, and other subjects. Larry has played in numerous bands including blues, classic country, rockabilly, traditional Irish, and Cajun, and he served on the prestigious W.C. Handy Blues Awards nominating committee for many years. With his wife, Becky, Larry is the owner and publisher of the popular roots music instruction book company Red Dog Music Books. In the 1990s, he taught History of Jazz Music and History of Popular Music in America courses to adult education students at Florida State University in Tallahassee, Florida. As an amateur WWII historian, Larry collected and edited 160 interviews for his book Pearl Harbor and the American Spirit (2004). The material in this book looks great, I've wanted something like this for a long time and I look forward to getting a lot out of it.With the first copy I ordered,the CD wouldn't play at all. I requested an exchange/replacement authorization, and unexpectedly received a replacement a couple of days later, before I had even returned the original,so great service on that I'm happy to say.With the replacement copy, the CD seems good enough for learning purposes,but with a scratchy,inconsistent sound quality that makes a few notes difficult to hear. It sounds somewhat like a worn-out vinyl record. I'd guess some low-quality blank discs have been used in producing this package. I hope this is improved in the future because I'd definitely like to try some of the other books in this series, it looks like this author has a lot of good material to offer!
Put all of your turnarounds in one place. This book has a spiral binding which is a big plus. The turnarounds are all in the key of C, but if you want to learn about turnarounds then learning to transpose is a plus. These can be adapted as intros, used to make up your own licks, or used right out of the book. Great practice tool.Beginners should know how to play twelve and eight bar rhythms and be serious about practicing.
The book is okay. It's a spiral so it opens nicely to use. The problem was the CD that came with the book; it would not run in any of 5 different CD players I tried. The student should then transpose each lick to other keys, a desirable skill that encourages individual incentive and ability to solve arranging problems.The turnarounds sound exactly like the ones played on classic blues recordings by the great artists from Chicago and other urban areas.I know other teachers who swear by Larry's books, and I am one of them. Great book- effective in its aims, ambitious content, fun to work through, and a great value.

Actually good for anyone, this is a very good collection of classic and well known hymns as well as some that are more specific to the Quaker tradition. Nicely arranged for piano.
Hymns are, by their nature, quite varied in composition and style. Many of our very favorite things are infinitely complex in harmony and would require a new chord symbol on every syllable - I say this, not to denigrate hymns, but rather to illuminate the "why" this hymnal (and most others) do not include chord symbols. There are plenty of praise and worship worship style songs that allow one to strum happy.
I am from a different religious tradition. Despite this, I find many familiar hymns and I enjoy owning this book.
My meeting has many copies of this hymnal but they lie unused as there are no chords for the majority of songs. I can not recommend this hymnal to any meeting that does not have a pianist and a piano available to lead worship.
